How I walk a parcel with you

A house has a price. Land asks a few more questions — and the answers are what turn a beautiful piece of property into a home that truly works for you. Here’s how I gently walk it with you.

The water

Is there a well — what’s the depth, the gallons-per-minute, the test history? Or are you on a water district, and what does that actually cost you every year?

The septic

Where’s the system, when was it last pumped and inspected, and what condition is it in? Better to know now, so it’s something we plan for together rather than a surprise later.

The zoning & land use

Ag, residential, Williamson Act? What you can build, keep, and run on this land — livestock, a second home, a shop — and what the county won’t let you do.

The usable acreage

Five acres on paper can be one acre you can actually use. Slope, flood zones, access, and easements decide how much of that land is really yours to enjoy.

The structures

Barns, shops, fencing, outbuildings, solar — each one is either a gift or something to budget for. We’ll look at them together, gently and without pressure, so you can see clearly.

I don’t just sell country property — I live it, and I love it.

I’m a Vacaville native, and home for me is five quiet acres with sheep, chickens, and a garden that keeps me humble. So when you tell me you’re longing for room to breathe, I understand it in my bones — and I know the small, daily care it takes to keep a place like that thriving.

Alongside helping families find and sell their homes, I tend that land and invest in property for the long haul. People are kind enough to call it inspiring — the sales, the farming, the investing, all woven together. I just feel lucky to do work I love, and grateful to help others build a life they love too.
